1. You have preference of choice of site.
2. You may occupy your site year round and leave a shed or rig on site.
3. You may keep the same site year after year and customize it for
yourself (with approval of office).
4. You can come and leave on your own schedule.

Deposit of $225 is required to reserve a space for one or more months with the balance due upon arrival.
Rates are based on two (2) people per rig.
Additional guests are $1.00 per day.
Metered electricity is charged at 16 cents
per KWH for monthly and annual sites.
Daily and weekly rates include electricity.
Special daily rates are available for
Good Sam and AAA members only.
All reservations and rents are payable in advance

Policies of the Park

Registration:
All residents must register at the office on arrival. Please notify the office when you plan to leave. All rents are due and payable in advance. Rates are based on one or two persons occupying a space. An additional charge of $30.00 per month or $1.00 per day is made for each additional person staying in your rig. No rent refunds will be given to residents who move prior to their rent expiration date. In extreme circumstances a refund may be given at the discretion of the management. Leash law in effect. Pets welcome if quiet and cleaned up after.

Regulations:
1. The posted speed limit inside the park is 5 MPH for all vehicles.
2. Motorcycles or similar powered vehicles are allowed if driven slowly and quietly. Mufflers are a must!
3. Quiet time is 10:00pm to 8:00am. Please be considerate.
4. No subletting or dual use of lots is permitted. No commercial activities are allowed. Yard sales are allowed only on designated days with permission of manager.
5. Walking or driving through other resident's lots is strictly prohibited.
6. Annual residents may have a shed, if approved by management. No loose items may be stored on a lot (carpet, cardboard, bottles, boxes, bags, wood, trinkets). Plastic tarps disintegrate - we discourage their use.
7. This is an adult park. Visiting children are welcome, but must be under adult supervision at all times.
8. Please do not adjust the watering system. All plants and trees of a permanent type must first be approved by the office. No trees may be removed without management consent. All plants put in by residents must be hand watered and kept away from all utility lines and the water ring of the palm trees.
9. Any cement additions must be approved by the office. All patio or walkway additions become the property of the park and may not be removed.
10. Each lot is rented for one RV and up to 2 vehicles. Any exceptions must be approved by the office. A second travel trailer may be approved for storage only. Family members or guests may occupy the second lot trailer with approval from the office. Family members or guests who arrive in their own RVs, may not live on the first or second lot with their own rigs.
11. All RVs with tip-outs or slide outs must be located on the lot by the manager. RVs placed on lots must have at least one foot clearance in front of the electrical riser box on the lot.
12. No alcoholic beverages or smoking is allowed in any of the indoor park facilities. 13. Only registered residents and their guests, who are staying in the park, may use the park facilities. Some activities, such as jam sessions and entertainment will be open to the public.

PETS:
Pets: Clean, quiet, cleaned up after and problem free are permitted. All pets must be on a leash at all times. Pets are not allowed in park buildings. Do not tie pets outside day or night nor leave them unattended at any time. Fences only by approval of the management.

TELEPHONE SERVICE:
Phone service is available directly to resident's trailers through TDS Telecom at the resident's expense. Emergency messages will be taken on the office telephone and delivered to residents as soon as possible.

ALL ANNUAL RESIDENTS:
Residents are responsible for keeping their lots free from weeds.
If residents are unable to weed their lots, the management will do so by spraying. Residents are responsible for removing all plants from their lots (except trees) before leaving in the spring. All annual residents will be billed for lot clean-up if necessary.

LIABILITY:
All park facilities and equipment of the park is intended for the convenience of our residents. Any person using these facilities does so at their own risk. The management is not responsible for accidents, injuries or damage due to fire, theft, wind, flood, or personal negligence.

CAUTION:
Residents should not dig or drive stakes into the ground without prior approval from the office. Utility and cable lines are very shallow and must be protected.

TERMINATION OF TENANCY:
Can be caused by violation of park rules and regulations or for unreasonable conduct.
 
POOL:
There is no lifeguard on site. Swim at your own risk! If you swim alone please come to office to sign paperwork release. No glass containers of any kind allowed in pool area. Please shower before entering pool or spa. Pool and spa are open to residents only. Children 14 and under are not allowed in the spa at any time for any reason.
